It would appear that the science of marketing becomes ever so important when one sells one?s house. The swing of perceived value, and thus real dollars, can vary greatly; especially if the ask price is off base.

In the sale you just completed for us, the realization of the ?win? at the June 23rd closing makes the strategy you established and set all the more important. To put it simply, you knew exactly what to do and how to do it and, you helped keep us calm and focused.

When we met about five plus years ago, I told you then that we?d eventually put our house on the market; wanting to move to a smaller place, but also wanting to get maximum dollars. Then a year ago the market tanked and it was hard to decide what to do and when to do it.

When we talked about that, you told us that coming in at a high perceived value would only spiral the price down, but that a fair price would probably stick and even possibly create some sort of a bidding war. And, you told us exactly when to do this.
